The STR vs LTR decision is not purely financial -- it involves time commitment, regulatory risk, and market conditions. STR can generate 2-3x LTR income in the right markets, but requires active management or a co-host.


STR typically wins on: high-demand tourist/business destinations, properties with unique features, coastal/ski/resort markets. LTR typically wins on: suburban residential markets with low tourist demand, markets with strict STR regulations, and for investors who want passive income.


A key insight: many investors start with STR, then switch to LTR (or MTR -- medium-term 30-90 day rentals) if STR regulations tighten, or if the occupancy premium doesn't justify the management effort.
