Airbnb's fee structure changed in October 2025 to a host-only model: hosts pay 15.5% of the subtotal (nightly rate + cleaning fee), and guests see no separate service fee. This is built into the calculator.


Key STR success factors: location proximity to demand drivers (beach, theme parks, business district), professional photography, competitive pricing with dynamic tools like PriceLabs or Beyond, and consistent 5-star reviews. A well-optimized STR in the right market can significantly outperform LTR; a poorly located or managed STR can underperform it.
