Most cities require STR hosts to collect and remit a Transient Occupancy Tax (TOT), also called hotel tax, lodging tax, or occupancy tax. Rates typically range from 8-15% of the nightly rate (and sometimes cleaning fees).


The good news: Airbnb and VRBO automatically collect and remit occupancy taxes in most major US markets. In jurisdictions where they do, you simply receive the net amount and have no tax filing obligation for that tax.


In markets where platforms don't collect, the host is responsible. Failing to collect and remit occupancy taxes is one of the most common STR compliance violations and can result in fines, permit revocation, and back taxes with interest.
