Airbnb ROI differs from standard rental analysis because of higher setup costs (furnishing), variable operating expenses, and the platform fee structure. A true ROI calculation must include furniture, photography, and initial supplies -- not just the down payment.


The 15.5% host-only Airbnb fee (as of October 2025) applies to the subtotal of nightly rate plus cleaning fee. On a $175 ADR with a $95 cleaning fee on a 3-night stay: 15.5% of ($525 + $95) = $96.10 in fees per stay.


STR success requires more than the numbers -- professional photography, competitive pricing with dynamic tools (PriceLabs, Beyond), and consistently excellent reviews. A top-10% listing in the same market can achieve 2x the revenue of an average listing.
